House painting prices on the North Shore follow the wider Auckland market. Published 2026 prices put the outside of a typical family home at $12,000 to $22,000 or more, the inside of a three-bedroom home at $5,000 to $15,000 or more, and most roofs at $3,500 to $12,000 or more, all plus GST. The size of the house, the condition of the old paint, repairs, height and access, and lead paint decide where your job lands. The ranges below come from what New Zealand painting businesses publish. Your painter quotes the real figure after seeing the house. For what the work includes, see house painting on the North Shore.

A GST-registered painter adds 15 percent to these prices. A $15,000 quote plus GST is $17,250. Check every quote says whether GST is included before you compare them.

What moves a quote up or down

Preparation and access make the biggest difference. Sound paint on a single-storey house is the cheapest job. Flaking paint, rot, two storeys, steep North Shore sections and lead paint make it the most expensive. Colour changes from dark to light, extra colours and premium finishes add smaller amounts, and so does a third coat.

What adds to the price

  1. Failed paint. Published guides say it can add 30 to 100 percent.
  2. Scaffolding. About $1,500 to $6,000 or more for two storeys.
  3. Rot repairs. About $150 to $400 or more per board section.
  4. Lead-safe preparation. About $1,000 to $2,000 or more on pre-1980s homes.
  5. Dark to light. About $500 to $1,200 or more for the extra coat.

Questions for every painter

  • Is GST included in the total?
  • What preparation is in the price?
  • Which products, and how many coats?
  • How is extra rot priced?
  • How is lead paint tested and handled?
  • How are payments staged?

Hourly rates

Auckland painting businesses publish hourly rates of about $40 to $60 or more, and New Zealand rates overall run from about $30 to $60 or more an hour, plus GST. Most painters quote a fixed price for the whole job rather than charging by the hour, because preparation and weather make the hours hard to predict. A fixed written quote is the easiest to compare.

Day rates

At published hourly rates of about $40 to $60 or more, one painter working a full day costs roughly $320 to $480 or more plus GST, before paint. Day rates are mostly used for small jobs and touch-ups. For a whole house, a fixed quote covering labour, paint, preparation and scaffolding tells you far more.

Price per square metre

Published Auckland rates run at about $50 to $90 or more per square metre of wall for exteriors and $50 to $80 or more for interiors, plus GST. Per-square-metre rates are useful for a rough check, but most painters quote the whole job, because windows, trims, repairs and access vary from house to house.

GST on painting quotes

Painting quotes don't always include GST. A business must register for GST once its turnover reaches $60,000 a year, according to Inland Revenue, and then 15 percent GST is added to its prices. Some quotes show prices with GST and some without, which can make one look far cheaper than another. Always check before you compare.

FAQs

How much does it cost to paint a three-bedroom house in NZ?

The inside of a three-bedroom home costs about $5,000 to $15,000 or more plus GST, going by published prices. The outside of a typical family home costs about $12,000 to $22,000 or more. Doing both together, in one job, is often cheaper than two separate jobs, because the set-up is shared.

How much does it cost to paint a two-bedroom house?

A smaller one or two-bedroom house usually sits at the low end of the ranges. Published prices for the exterior of a single-storey home of about 120 square metres run from $7,000 to $12,000 or more plus GST. Repairs, scaffolding and lead paint push it up.

What is a fair price to paint a bedroom?

Published Auckland prices put a single bedroom at about $800 to $2,000 or more plus GST, for walls, ceiling, door and trims. A living room is about $1,500 to $3,500 or more. High studs, repairs, wallpaper removal and lots of joinery move the price up.

How much deposit do painters ask for?

It varies, and there is no single standard. Many painters ask for a deposit before starting and the rest at stages or on completion. Ask how payments are staged before you accept, and avoid paying most of the price before the work has started.
